Our homes are thoughtfully designed with flexibility in mind. Great care is taken to ensure they meet the present needs of our customers but provide sufficient flexibility to be easily adapted to meet people’s future needs at different life stages.

The key to this is by following national good practice guidance on making homes accessible for people with different needs and in providing enough living space to accommodate change.

Our homes provide, on average, up to 15% more space than current planning regulations require and more than the majority of new build homes being built in the city. This extra space means:

• Family meals around a dining table or entertaining friends can easily be done without feeling cramped and overcrowded

• Furniture doesn't feel oversized in the lounge or bedroom

• Clutter, such as ironing boards, vacuum cleaner, coats, toys and bags can be stored away in cupboards

• Bedrooms are large enough for a desk so that homework can be done in a quiet, peaceful environment

• Corridors and landings allow two people to easily pass by one another.

• All our house-types meet the government's Nationally Described Space Standard

• All our homes meet Lifetime Homes or Building Regulations Part M: Category 2 access standards

• We build homes that exceed minimum light and ceiling height criteria

• We provide homes that are energy efficient exceeding minimum building regulations
